A very comfortable hotel, near a large shop, in a quiet residential area. The receptionist (Michael) was exceptionally nice and helpful. Tram stop is just around the corner. Loved the large windows in the room. Comfortable bed and bathroom. A bit dated, but still very nice, welcoming hotel. Would stay here again, and hopefully will!
The small parking area which fills up very quickly. Underground car park is available, but rather pricey.
There was only one barman at the bar, and poor guy was rushed off his feet. Trying to make drinks for the bar AND for the hotel restaurant, AND a separate lounge... way too much work for one person. Unfortunately no snacks were available at the bar.

Good breakfast, big, comfortable beds. The hotel is not a new one, but everything is very well maintained, clean and working well.
The only problem was that we booked a double room and the bed was really two single beds put together and there was no "connector" to keep them together, so they were moving apart all the time.

Location - easy access to tram line, in a quiet residential area. Ideal location for my appointment
The pillows in room were terrible - luckily I had a twin room so used the spare quilt and other pillow to boost my pillow. The bar area closed really early and the outside terrace to the front was not opened throughout my stay despite exceptionally hot weather. There is also no air con so I left French doors open throughout the night

Stuffy warm room with no air-conditioning and unable to open windows due to noisy late night business across road.
