Handy to get to city or airport although not super close to either.
I made a mistake and booked the wrong date. They were accommodating enough to change the date but of course the rate nearly doubled (fair, my mistake) . However the staff told me it will take her a few minutes to sort out the change in her system now that the request in booking.com was approved,and to sit in the lobby as she will let me know when it’s done. Over ten minutes later I looked for her and asked her colleague : she had gone on break he said . So he had to try to pick up the thread . Unbelievably rude.
And then the free breakfast advertised disappeared.
The room was freezing when I got in, took hours to warm up when I cranked the radiator and never really got comfortable I had a hair dryer pointing at me in bed trying to warm up.
Shower door is open on one side design and impossible to not soak the floor. They have a sign saying that no food except bought at the hotel is permitted in the room, a ridiculous policy if a restaurant is decent enough to compete.
The free parking is fighting for spots in front of the building or a busy open lot at a mall plaza a block away.

It was pretty and clean. The staff was awesome! Very friendly and helpful :)
Some renovation might be needed. There are stains on the carpets in the corridors, and some doors look don’t look their best.

Internet was shit, consistently going out. TV wouldn't connect to internet either. Shower was going from cold to hot then to cold again. Restaurant staff was horrible. Took 20 mins to get my check and had to ask 3 times. They sat me in a corner and basically forgot me.

Overall great option in Dublin.
I’m a simple guy and don’t need anything extravagant. The simple things like it being clean, comfortable, good staff etc all were attained while there. I was also looking for a place that had parking included, and this location offered it. Also it has a pool which was a added perk.
I would suggest to do something about the shower. The glass that is there does NOT really stop water from splashing out onto the ground when showering. I was careful to not let it get out of hand with water, but if I didn’t care, there would for sure be water everywhere.
Also, nothing the property can really do about this, but the street to and out of the property is always with so much traffic.

The bed was comfortable
The building is dilapidated and wreaks of mildew throughout, except the lobby because it smells like rotten fish.The shower leaks water everywhere. The halls are a nonsensical labyrinth. The pillows are somehow both paper thin and rock hard. It always took multiple attempts to get the key to work, and some of the lights didn't work.

proximity to airport.
They should be taken all the stars away. The room was dirty and had a terrible smell. I filled up the bathtub but the drain valve was stuck, so I couldn’t empty the water. The room phone didn’t work to contact the front desk, and there were no water bottles provided. I had to go downstairs in the middle of the night just to ask for water — and all they could offer was a jug of tap water. Completely unacceptable experience.

Location was easy, free parking and the pool services are very nice.
The restaurant was challenge to navigate options and menus. The food was fair., once we got through options available to hotel guests.
It’s loud and you can hear doors slamming etc.

The breakfast was included and the facility was good for us on our last night in Dublin.
GPS may have this listed as Regency but we found out later why this is. Parking was tricky as we got boxed in and buses were busy.

It was close to the 3arena which was handy
I did not find the staff friendly at all. Two staff members walked into our room TWICE very early the following morning. It was our first night away since having a baby and we were hoping for a lie in. We had travelled far. They did not even care that they had barged in. There were also men smoking out windows when we were leaving the following morning.
