Our room was very clean, comfy and quiet. Breakfast was great. Geoff pulled out all the stops to help us.

The owner was lovely and couldn't do enough for you. My wife is gluten intolerant and we contacted them beforehand and they made sure to have some gf bread and cereal available for her which was brought separately from the rest of the food. The buffet breakfast was very nice, cooked well and fresh. They came to check several times to ensure there was enough for everyone.
The walls were paper thin in the bedroom, you could literally hear your neighbour fart. The neighbours came in drunk around 12am and proceeded to make a cup of tea and you could hear the kettle boiling. The sheets weren't the cleanest either with stains on the sheet and quit cover as well as stains on the mattress protector underneath that were visible through the sheets. They should be replaced more often. The electrical sockets were also loose on the wall. Not very safe.

The location was perfect as we had the pleasuere beech booked and was lovely and quiet at evening the breakfast was wounderfull plenty of it and the host made sure you were welcome there was off street parking that was usefull
For us nothing it was a perfect break away

Location is fabulous with a short walk from south station, bus links and tram stops at the bottom of the road at South pier. Rooms comfortable and tidy. Breakfast was fabulous buffet style which makes it easier with fussy children. Owner was so lovely and pleasant couldnt do enough for us.
