The pictures of the room look very nice, but the actual room is quite old, and the bathroom is very small.
The staff is very well, and the breakfast is really disappointing, consisting only of cereal, a few slices of cheese and ham. The heating is not good, and the room gets very cold at night.

Coming from a dormatory the night before, this is heaven. Nice area, flowers in the garden. Comfy clean bed and a private bathroom. Host was really nice and helpful and server a delicious breakfast in the morning. Buses go frequently to city center.

this accommodation is just great. charming, clean, nicely furnished, thoughtfully designed. we loved it. In addition, the location was brilliant - quiet, but easy access to several bus routes, some good pubs and restaurants within walking distance. And Irene was a great, helpful, incredibly friendly hostess.

It is a beautiful property in a great area, close to the bus stop with many connections to the town centre.
Breakfast was perfect for the two of us and the room was very comfortable.
We had a little trouble with the payment of the bnb, maybe there is an easier way to do this for guests.

Very clean room in a beautiful home. Sheets had beautiful embroidery. Good breakfast. Quiet area. Location close to busstop to town city and to King's Building Edinburgh University. Irene was a very kind and helpful host. Communication via email was kind and quick. She ordered a taxi for us when we left. We could leave our luggage in the hallway between check out and departure to the train station.

Irene, my host, went above and beyond to make my stay a wonderful experience. She stayed in email contact with me as my arrival time adjusted due to travel and ensure that she was there to welcome me to the property and my room. She made an excellent breakfast and overall I highly recommend this location!

Owner was very friendly. Continental breakfast was excellent. Room and the facilities were comfortable and beautiful. Sights like Arthur's seat are reachable by walking and bus routes to the center go just around the corner.
