The location opposite a park was pleasant, plus the proximity of good bus lines. It was quite clean. The staff were pleasant when contacted.
Our room. It was cramped, creaky and overheated. It was still hot when we turned the radiators off. Probably because it was in an attic - heat rises. The bed was very lumpy and squeaked a lot. It was very hard to sleep. And the stairs were very steep (although thats not the fault of the owner).
Lonely Planet reviewed the guest house well and praised the breakfast, but that wasnt served.

It is in a good location. Very nice room.
These stairs!! I was on the second floor. Every time i went down i thought about the moment i'll need to go back up them.. they are very steep.

Very clean and warm! We had a lovely view at the park in our room.

All looked great on the website
Having to walk over the landing to the bathroom, shower head held up with cable ties ridiculous, you don't expect that in Scotland. Most uncomfortable bed. Couldn't put hairdryer in sockets. It was a catalogue of disasters. I have never ever given a bad review but would not recommend this place. We often go to Edinburgh but will never go there again.

This is the guest house, not the 4-star hotel. No reception, no breakfast, and poor internet. I was misled by the title on Booking "4-star hotel".

Great location, clean and great size room.
The room was hit, even though the heating was not on in the room, it was on very high in the corridor outside of the room, it was unbearable at times throughout the night.

The location was great Leith an area I like and on the Links which is very pleasant. The room was spacious and plenty of storage and the bed comfortable. Nice touch of leaving a small decanter of sherry in the room.
My main concern was as a woman on my own I was unable to lock the window. My room faced onto an enclosed courtyard. I spoke to a staff member who assured me of security but I felt was somewhat dismissive....though not unpleasant....but I feel strongly that a ground floor room should have a locking window and the guest should be able to lock the window if they so choose rather than have no option. I was told the window did not lock.
