Cheap place well located if you don't mind a short walk to get to public transportation. The setup works well when you're off season, plenty of bathrooms and toilets so you don't even necessarily share. But there is no hot water, they say they will fix it but they never do, only cold showers. And it's quite noisy both from the street and the other guests.

The urban is neat cute and tidying place to stay in very quiet too. Walking distance to neighboring chinatown union Square and almost everywhere!

Excellent location—right next to Chinatown and very close to Fisherman's Wharf, etc. The place is clean, and the staff is super courteous and helpful. The Wi-Fi works well, too. It is quite affordable for a place that is this close to all city attractions.
I wish the place had a lift. Climbing up 3 floors with big bags was a challenge, although the staff helped.

the staff was very helpful, nice and cooperative. for my basic needs it was a very fine choice and i am happy i booked it! the location is perfect for every touri program, nearby restaurants and coffeeshops. the area is safe and interessting.
to some points which worried me because i read some reviews before checkin:
1. i got my deposit back at check out - payed in cash
2. i never had to wait for the door to be opened longer then one minute tops
3. yes the room was cold, i asked the front desk what we could do and they gave me a portable heater, which worked absolutely fine
4. the room was noise sensitive, but as i had a room facing the inner yard i had no specific view but it was calm, no noise from the street.
the room is very small, which itself didn‘t bother me, but the air is turning bad quickly and there was not possability to open the window - so i had to leave the door open to the hallway for getting some fresh air inside. the carpet has had seen certainly better times already. the noiselevel depends mainly on neighbours - if they are considered its fine, but walls are thin. one time the vent in the shower was on the whole night, this was really loud, although my room was around the corner - earpluggs helped.

Great location. Clean.
Carpet. I don’t trust carpet. Can never ever get it truly clean. This place would get a 10/10 from me if the carpet was replaced by a hard surface.

Nice common area with coffee and tea available 24h. Bathrooms and showers were clean.
Hot water not working for four of six showers. No hot water in sink in room for entire stay. This is apparently a known problem to the hotel.
